Complete Renovation of the residence

This was the first project in Boca Raton, Florida. In 2013 I bought a “decorator ready” residence and transformed it in every respect possible. The changes were immense. It started with due diligence. The structural integrity of this existing building needed massive improvements. The ceilings were 9 feet and in some cases changed to 11 feet. The windows were substandard considering that the property was direct oceanfront and had very small windows and doors. The structure had to be changed and compromised to add 9-foot glass doors along the entire ocean and the ceilings needed to be raised.  Every aspect of the residence needed complete demolition and modernization but it was touted as “new” and ready for floors and furniture.  The kitchen stove was looking at a wall instead of the ocean.  The initial view off of the private elevator was a wall (I was thinking “How is that possible?”). Somehow the developer had a utility closet with hot water heaters instead of a beautiful ocean view. 

That was simple, not genius. No one would buy this residence without seeing this potential, but I saw the vision and sprang into action. In under 6 months, it was totally demolished and new plumbing and electric were installed. In order to install new impact doors, the structure had to be cut, new steel had to be installed and even columns on the balconies had to be demolished, creating this magnificent 100ft view of the ocean. Even the garages were only 9 feet wide and changed to 11 feet for grand access.   This seems obvious but after 3 years of the property on the market, no one would commit to this project.  This is one example of many projects.
